Every month, you will receive an in-detail Owner Statement. We will also provide you with copies of invoices if requested. You will also have access 24/7 to your Owner Portal.

property assessments

All properties go through a semi-annual property assessment. Every 6 months we personally go to the property to make sure that everything is order and there are no lease violations.

We will go to court for you in the case an eviction is needed. We always stay on top of the ever changing laws and ensure that your property is legally compliant

ac filter monitoring

AC filter has been changed. We know how important changing the AC filter on a monthly schedule is to the maintenance of the unit and we make sure the tenant complies.Tenants are required to show monthly proof that the

Placing a New Tenant in Your Home:

This includes:

  • Ensure property is up to Texas Property Code and move-in ready. Arrange for appropriate cleaning/make-ready/repairs as necessary

  • Marketing/advertising

  • Handle tenant inquires

  • Pre-screen of potential tenants

  • Thorough Tenant Screening of applicants. A full background check is required (credit score, criminal background, rental history, & income verification)

  • Present potential applicants to owner for final approval

  • Receive security deposit/rent/pet fees from approved tenant

  • Complete TAR lease and all associated documentation to place tenant in the property

  • Schedule a 3rd party Move-In Inspection 

  • Meet with tenant at property to review all systems in the home to ensure smooth move-in and maintenance of the home

  • Direct Deposit rental proceeds to Owners

  • Perform semi-annual property assessments

  • Provide  1099 Misc. tax documentation at year's end and associated paperwork

  • Arrange for Move-Out Inspections to be performed by 3rd part company

  • Complete tenant move-out statement and security deposit dispositions

  • Handle tenant disputes

  • Post outstanding balances to collections
